Eco Target provides a bespoke Energy Performance Certificate (EPC) and property related service to Estate Agents nationwide. Our qualified in-house DEAs (Domestic Energy Assessors) are fully accredited and by having various assessors located across the UK, we are able to source the right DEA for your region as they will benefit from local knowledge.

As a landlord and/or property management agent, it is your responsibility to ensure that an EPC is available each time the property is vacant for tenants. An EPC is valid for 10 years and can be used repeatedly provided no improvement works have been carried out since the EPC was issued.

From 2018, it will be illegal to rent out or sell a property with an energy rating lower than E. So now is the time to start to think about having energy saving solutions installed to increase the energy rating of your property. By improving the efficiency of the property, you are increasing the value of the property which makes it more attractive to existing or potential tenants.

The Process

Once your request for an EPC has been received, we will allocate a DEA for your region. All our DEAs are fully qualified and insured with polite manner and professionalism.

The DEA will endeavour to contact you with 24 hours of your request and make an appointment to visit the property(s) to carry out the inspection.

A thorough assessment is conducted by our experienced DEAs (Domestic Energy Assessors) who will spend approximately 20 minutes within the property to understand the physical characteristics and the energy components inside which steer the outcome of the EPC. The DEA will collect all supporting evidences and measurements required for an official EPC. In order to conduct an EPC, the DEA will need to do the following:

  • Safely enter all rooms and loft space (if present) of the property
  • Take measurements of the loft space and domestic dwelling
  • Capture photographic evidences of all energy controlling and generating units such as boilers, water heating systems, radiator valves, lighting, double glazing, shower types, electric and gas meters and all external elevations of the property.
  • Create floor plans of the property recording the number of storeys and locations of all openings i.e. windows and doors.
  • Once the data has been collected, it will then be uploaded onto the Rdsap database and lodged with Landmark. A copy of the lodged EPC will be send to you in the method you prefer (post or email).

Over the past years, we have found that over 70% of the properties that our DEAs have visited for an EPC, are below the required energy rating. Whilst our DEAs are inspecting the property to collect evidences for the EPC, they will come to know if the property would also apply for any improvement measures under the ECO2t scheme. If so, the DEA will inform the tenant and landlord of the measure that he/she recommends and with permission, proceed to have the property installed with the appropriate measure. Should this be the case and the property is signed up for an improvement measures, the cost of the EPC shall not be applied.
