The basis of understanding the current and potential energy efficiency for any given property is the Energy Performance Certificate (EPC). This is a document that grades your property on a scale from A (very efficient) to G (inefficient) to tell you how well it is doing when it comes to retaining energy and lowering energy costs.
The EPC does not just identify the potential energy efficiency, but also the carbon emission levels. It also highlights the potential measures that would help to achieve the projected rating and improve the overall performance of the property. The assessor will look at factors such as the thickness of your loft insulation materials, how well your heating and hot water systems are performing, and at your lighting and ventilation. The size of your property is also taken into consideration against the energy costs of running it. Any area deemed unsafe will be highlighted on your report as part of a standard risk assessment.
Having a valid EPC is a legal requirement when selling or renting a domestic or a commercial property (having first been introduced in 2007), so it makes sense to have one in place anyway. It is also now illegal for landlord or agent to rent your home to you with an EPC rating of F or G without registering an exemption. Minimum energy standards are set to increase to a rating of D by 2025 and C by 2030.
